Uniform Residential Landlord and Tenant Act
The Tennessee statute governing residential leases, which applies only in certain Tennessee counties.
Also called: URLTA
URLTA sets out the obligations of residential landlords and tenants: notice periods, the handling of security deposits, repair and habitability duties, access to the premises, and the remedies available when either side fails to perform.
Its most important feature is that it does not apply statewide. It applies in counties above a population threshold, which includes Davidson and other Middle Tennessee counties, and not in smaller ones. The same dispute can therefore be governed by different rules depending on where the property sits.
Whether URLTA applies is usually the first question in a residential dispute, because it determines what notice was required and what remedies exist.
